This 4-bedroom, 3-bath design solves a common challenge for growing, multi-generational households. How do you give two adults real privacy under one roof? For example, a grandparent and the primary homeowner. Here, each primary suite anchors its own end of the home, separated by the shared living space in between.
Because it’s one story, everything is on one floor. There are no stairs between the grandparent suite, the kids’ rooms, and the shared living space. That makes day-to-day life truly seamless. A grandparent can move easily between their suite and the kitchen. Parents can still hear kids down the hall. All without a single step in between.
At the center of the home, an open living and dining area rises under a soaring vaulted ceiling, giving the whole gathering space a light, airy feel. We designed the living room to be the space space every bedroom wing opens back into, and everyone gathered.
The kitchen is sized and equipped for someone who actually cooks: a wall oven, matching wall cabinets bookending the space, and a full 10-foot run of pantry and cabinet storage. It's a layout that keeps everything within reach while still feeling generous and open to the dining and living areas beyond.
Practical living gets just as much attention as the showpiece rooms. A large mudroom and a fully independent laundry room keep daily traffic — and daily mess — contained and organized, with the layout planned for future garage access at the rear of the home.
Out front, a private courtyard sets this home apart before you even step inside, giving it distinctive curb appeal among southern style house plans with porches. From there, a dedicated foyer entry welcomes you in, flanked by a coat closet on each side — a small detail that makes a big difference for a busy household.
Around back, one primary bedroom opens directly to the backyard garden through a slider, building a genuine indoor-outdoor connection right off the owner's suite — a private morning-coffee-in-the-garden kind of moment.
The exterior pairs classic Southern architecture with a cleaner, more current point of view. Expressive gables anchor both ends of the home, front-facing windows bring in natural light, and covered porches shelter both the front entry and the back slider for shaded outdoor living year-round. Subtle Scandinavian-inspired touches — clean lines and understated detailing — keep the overall look modern rather than purely traditional, making this one of the more versatile southern style house floor plans in its category.
The house is designed with a crawl space foundation. It can be adjusted to a slab on grade foundation. The gable roof is designed using prefabricated truss that are local available in the lumberyard. The windows and doors are standard size with large window manufacture companies, such as pella, anderson and marvin.

With our blueprint package, you can get bids from contractors, have your plans prepared and stamped by a local engineer, and apply for a building permit with your local code enforcement office. Our package lets you break ground as soon as possible, streamlining the building process and turning your dream home into a reality.

No Physical Copies
All plan sets are digital files only — no physical prints are shipped. Files are formatted to standard architectural paper sizes and can be printed at any local print shop, Staples, or FedEx Office location.
Due to the nature of digital products, all sales are final. We do not offer returns or refunds on downloaded files.
However, we understand that projects don't always move forward — zoning restrictions, permitting issues, or other unforeseen circumstances can arise. In rare cases, we may offer a store credit or partial refund at our discretion. To request a review, please contact us at hello@designwithfrank.com within 30 days of purchase with a brief explanation of your situation.

The study set is intended for early-stage planning, such as obtaining quotes, searching for land, and consulting with local builders and permitting authorities. However, the study set cannot be used for actual construction, and we do not grant a license to build our designs with a study set.
The building plans, on the other hand, is designed for obtaining detailed cost estimates, building permits, and actual construction. It includes comprehensive building details and a material list, simplifying the building process and permitting procedures. The building plans package comes with a single building license.
Our designs adhere to the International Residential Code (IRC) standards at a federal level. We have optimized our homes for insulation appropriate for a wide range of climates. While our customers have secured building permits in over 21 states, local county specifications can differ. We advise consulting with your local building department to ensure all requirements specific to your area are met.
You are granted a single-use building license when you purchase a blueprint package. This license permits you to build one home using the provided plans. Please note that the plans are copyrighted, and any unauthorized reproduction, modification, or reuse is prohibited.
As for stamps, our plans are not pre-stamped by an engineer or architect. This is because local requirements vary, and you may need to have the plans reviewed and stamped by a licensed professional in your jurisdiction. It is essential to consult your local building department to determine if a stamp is required and to ensure the plans comply with local regulations.
